There are a lot of beautiful communities in the City of Lucas and the Town of Fairview, both in Collin County Texas.
Some are older, established with mature trees, and are less restricted on home construction or size requirements, and
have more flexible deed restrictions or are less restricted. For the most part, these areas average acreage is larger per
home, and many allow horses, barns, and other smaller farm and ranch amenities. The largest majority of these older
communities do not have homeowner dues or the dues are voluntary. Often, there is a designated person that still
needs to review any home building plans, remodeling, or additions. If there is not a homeowners association or
designated representative assigned for the area by the homeowners in that neighborhood, you should have your plans
reviewed by the designated department at the City of Lucas or Town of Fairview to assure they are up to their building
codes and minimum standards so construction will pass their building inspections which will be required before a
certificate of occupancy is given and a financial institution will make a home mortgage on the property.
Other communities developed in the last 5 to 7 years may resemble the newer communities and types of home plans
you may find in the larger cities of Allen, Plano, McKinney, and Frisco, and have more of a subdivision feel but still
offer the larger lots that are not normally found in these larger Collin County cities. These newer subdivisions are
most likely to be more restricted for size and type of home construction, and are least likely to allow horses or other
mini-ranch and farm amenities that are desirable if you prefer to have horses. In addition, many of these have active
homeowners associations and architectural review committees that have to approve all building and construction,
whether it is new building, remodeling, or additions to existing buildings. In most cases, there are also homeowner
association dues that must be paid in addition to any home mortgage, property taxes, and homeowners insurance,
and are included in the lender's method of qualifying for a loan.
So, it is a good idea to decide what you want in your next home, if there are special requirements that you must have
to be satisfied with your choice, and then determine which communities will best serve your needs, plans, desires and
budget before making your choice. This is where it is wise to use an experienced REALTOR in your home, estate lot,
or acreage purchase before you make a purchase and find out later it was the wrong location for what you wanted.
I have had home buyers tell me they just purchased a beautiful two-acre parcel in a quality Lucas neighborhood and
were real excited to finally be able to have a place for their family horses on their home's property, then I had to break
the news that the area they purchased in did not allow horses, even though it was a spacious two-acres and looked as
it was not going to be a problem. Either they bought on their own or did not use an experienced broker or agent that
knew the area or knew them well enough to know that it was important in their decision. That is another reason to
use an agent or broker that knows your needs, and is guiding you to find the best choice. This will save you from
delays like the couple I just described, as they had to sell that property first before finding the "right property" that
met their needs and where the deed restrictions would allow their horses to be kept on their home property.
