the development of Forest Creek Estates in Lucas, working in connection with
United Standard Realty from start to finish. Ms. Elliott was responsible for locating,
researching, recommending, and negotiating the entire 151+ acres; and involved in
every phase including feasibility, layout of lots, planning and design, environmental
control, naming of streets and subdivision, planning of marketing programs, pricing,
developing the deed restrictions, visionary for the first park in Lucas, Forest Creek
Park as well as a Broker/Partner participant in every lot, approval of lot take-downs,
and closing of every estate lot as well as the managing and complexities of residential
subdivision design, marketing, consulting, and sales from beginning to end. The entire
subdivision of 60+ residential, ranch estate lots SOLD OUT in just over 18 months.

the subdivision, nearby or just across it from a major road; in addition to
organizing, negotiating and selling the actual parcel of 151+ acres for the
development, working exclusively with all the family member of the sellers
and the principals of the buyers development firm, and their attorneys, to
a successful closing of the large, 151+ acres, farm and ranch. These sales
also include more recently some of Lucas Texas' Finest, Custom Homes
like the one featured here on Mary Lee Lane in Forest Creek Estates as
well as other valued in the $400,000 to $1,000,000 prince range on Mary
Lee Lane, Crestland Drive, Sawmill Drive, Oak Brook Drive and Pecan
Grove Circle, that were specifically designed and built on these spacious,
2 to 3+ acre heavily, wooded ESTATE LOTS and TREED, CREEK LOTS
for which Forest Creek Estates and other subdivisions like Huntwick and
Creekwood Estates that Ms. Elliott marketed and sold are well known and
highly sought after. Many of these estate lots, Ms. Elliott sold twice and
some even 3 or 4 times over the course of just a few months or within a 1
to 2 year period.
The largest majority of these properties were both listed and sold by Jeanie
Elliott exclusively, and Forest Creek Estates had 60+ estate and creek lots
alone. Many sales were never in MLS because Ms. Elliott has, over the years,
had that uncanny ability to just "match" the seller's property to buyers she
already knows or comes in contact through her referral base of past clients
and connections from her 27+ years of experiences. In those sales, she was
able to just organize the sale through her own resources and abilities and
did not have to use the normal benefits of MLS to procure a buyer. This is
what she refers to as "intuition" or just having that "hunch" that a property
is going to be the right one for a particular buyer. It is that one, extra

Rock Ridge Road, Woodmoor, Brookhaven Ranch Estates, Choice Acres,
Highview Estates, and Cook Country Estates in Lucas; and Blue Grass Farms,
Ranger Estates, Old Stacy Road, Country Club Road, Collinswood Acres,
Foxglen, Montecito and Fairview Farms in Fairview; and Sycamore Estates,
Lewis Lane, Poco Estados, Cottonwood Acres, FM 2514/Parker Road,
Dublin Road, McCreary Road, and Moss Creek Estates in Parker, Texas.
At that time undeveloped land was amazingly available for $1,000 an acre, and
a 1 to 3 acre residential developed, acreage lot could be purchased for $7,000
per lot or less in Lucas which had almost zero appreciation for many years.
At that time, very few people had heard of Lucas, Texas, and the people that
lived there liked it that way, so for many years there was also zero growth.
Since then, Jeanie Elliott has successfully closed well in excess of 1,300
estate lots and residential home site transactions, as well as approximately
1,500 sold transactions of fine home resales, custom homes, build-to-suit
homes, new homes, farms and ranch estates, large luxury homes, and
other commercial or residential land tract transactions in the cities of
Lucas, Fairview, Allen, Celina, Melissa, Murphy, Lovejoy ISD, Parker,
Prosper, Wylie, and surrounding cities in Collin County, Texas including
Plano, McKinney, Frisco, Richardson, North Dallas and Garland. In addition,
some sales have occurred in neighboring areas of Dallas and Denton Counties,
and recently even in Grayson County. Also some sales were as far south
as Preston Hollow and Glen Lakes In North Dallas for luxury homes, and
some sales as far north as Sherman/Denison for land transactions; but
the largest majority of the property sales have represented a "niche" or
specialization in: 1.) country estate properties on acreage lots and land:
2.) residential estate lots, acreage lots, and residential home sites for
custom homes and custom build and: 3.) new custom homes, fine custom
home resales and custom build homes...and the largest majority have
been in Lovjoy ISD or Plano ISD. As far as the number of acres of
land that Ms. Elliott has sold, she says "I could not even begin to add up the
amount of acreage, but could safely say there have been 1.000's of acres of
land represented in my real estate transactions, as land has always been my
"first love."
*FACT: Jeanie Elliott was also the initiator and driving force for other land
developments in Lucas, Texas as well, including the first project she envisioned,
completed and sold in connection with United Standard Realty in 1996, known
as the original "Huntwick" subdivision of Lucas, Texas. According to the City
of Lucas, United Standard Realty in 1996, and also documented by the North
Texas Multiple Listing Service at that time, the "Huntwick" subdivision, which
was in excess of 130+ acres was the first residential subdivision and first large land
tract of that size to be sold and developed in Lucas Texas in almost 10 years, of
which Ms. Elliott was an integral part; a visionary from the beginning to
the end. By far, the largest majority of these estates lots in "Huntwick" were
both listed and sold by Jeanie Elliott exclusively, as well as Ms. Elliott initiated,
negotiated, and closed the sale of the 130+ acres for the development in 1995,
working closely with & representing the buyers to a successful close. Prior to
these larger 130 to 150+ acre land sales for Huntwick and Forest Creek,
Ms. Elliott also had also been succesful selling land for residential developers
in Plano ISD as early as 1985 when she sold an entire development of
50+ developed lots in West Plano in a large, bulk sale transaction. She has
learned from and worked with both local and international developers on
residential, custom home site projects including "The Estates of Oakwood
Glen" and Creekside Estates in Plano, Texas, representing international
developer and real estate investment company, Forester-Kurts of Australia,
from 1992 to 1997, and exclusively marketing projects totaling over 250+
oversized estate lots and creek lot transactions, ranging in size up to one-acre.
All of these real estate experiences laid the groundwork for Ms. Elliott to
be able to go out to the Lucas, Texas area, and envision, organize, market,
and sell out the original "Huntwick" and its successor, Forest Creek Estates
as well as other developments of significance including Creekwood Estates
and Seis Lagos II which consisted of approximately 80 lots combined.
In addition, Ms. Elliott had at least 400 sold property transactions in the
original "Huntwick," area and other surrounding Lucas, Texas areas including
Estelle Lane, Estates of Huntwick, Creekwood Estates, Brockdale Park, Choice
Acres, McCollum Estates, Winningkoff Road, Rollingwood, Brookhaven Ranch
Estates, Woodmoor, Hillcrest Estates, and Lakeview Estates to name some of
them, as well as Glenbrook Estates, which was the model that the "Huntwick"
subdivision was envisioned from and fashioned after.
Just prior to the "Huntwick Subdivision Project," Jeanie Elliott had also sold
exclusively the Glenbrook Estates subdivision for Brovont Development. At that
time, Glenbrook Estates was the largest, residential, acreage lot subdivision in Lucas,
and was completely sold out and almost completely built out by 1995 for the most
part. Thus, the "idea" for the the original "Huntwick," and the Forest Creek
Estates subdivisions which followed in its footsteps, was born, and the best model in
Lucas of what prospective home buyers were wanting was the Glenbrook Estates
concept with the large 2+ acre lots, and the less restrictions then what owners had
in the towns like Allen, Plano, McKinney, Frisco, and Richardson where they lived.
This combined with a focus to make each subdivision more upscale than the last,
were factors taken in creating the subdivisions as well as a priority was placed
on privacy from traffic, trees, creeks, parks, and other natural settings, which made
these subdivisions highly desirable and excellent investments. Of course the
school district for these areas, which was at the time serviced by both Lovejoy ISD
for the elementary schools and Allen ISD for middle and high schools, was also
a significant reason why the buyers were driving the market for the growth of the
area. But, according to Ms. Elliott, the primary reason was simply, "the land."
American home owners and home buyers just love the land, and love to
call that spacious one to three-acre parcel "home."
There were 63 lots in Glenbrook Estates; and the largest majority were
both listed and sold by Jeanie Elliott exclusively; and many of them sold several
times; as well as many resale homes and build-to-suits homes were listed and
sold by Ms. Elliott in the Glenbrook Estates and surrounding areas of Lucas over
the years; again, some never getting into MLS before selling.
The original "Huntwick" subdivision was truly a phenomenon! The entire
subdivision was SOLD Out by Jeanie Elliott in less than one year, with the
majority of the estate lots under contract in the first 6 months. The "Huntwick"
subdivision project, consisting of 51, 2 to 3+ acre residential ranch estate lots,
was so successful, that Ms. Elliott in connection with United Standard Realty
went on to do their second and final project together in the Lucas area, the
more upscale project of the two, Forest Creek Estates which featured the
unique, heavily wooded and beautiful white rock, creek lots and eventually
some of Lucas's most beautiful and unique custom homes on acreage lots like
the one on Mary Lee Lane in Lucas, Texas, featured above.
Both projects, the original "Huntwick" and Forest Creek Estates, which
are located in Lucas, Texas, made history as the QUICKEST SELL-OUT
of any subdivisions of their size and type for residential, acreage, estate lots in
Lucas, Texas, and that record has never been surpassed to date in a custom
community of its type in that area or anywhere nearby.
By that time Lucas Texas was finally on the map. Developers were coming
to the area from all over; new developments springing up...change had finally
come, progress was on the way, and the area would never be the same. Now,
it seemed that everyone was "in love" with Lucas, Texas, and the Lovejoy
Independent School District was on its way to planning its separation from
the Allen Independent School District, which was decided by the voters in 2003,
and eventually became a reality with the opening of the Lovejoy Middle School
and Lovejoy High School in 2006.
